Is Bangalore a good city for real estate investment?

Bangalore offers investment options across apartments, villas, plotted developments and land, supported by sustained employment growth and ongoing infrastructure work. Whether a specific purchase is a good investment depends on the micro-market, the builder, the entry price and the holding period — not on the city alone. The same budget can perform very differently across two corridors ten kilometres apart.

Which areas in Bangalore are good for property investment?

It depends on what the buyer is optimising for. Sarjapur Road and the wider east suit buyers who want rental demand from the IT corridor. North Bangalore, along the airport belt, suits longer-horizon appreciation tied to infrastructure delivery. Central and south Bangalore suit self-use and premium villa buyers. How can NRIs buy or invest in property in Bangalore?

NRIs can purchase residential and commercial property in India under RBI's general permission, funding it through NRE, NRO or FCNR accounts; agricultural land, plantations and farmhouses cannot be purchased. A remote purchase usually needs a registered power of attorney, title and encumbrance verification, TDS handling and coordination between the bank, the lawyer and the developer.

Do I need to travel to India to buy a property in Bangalore?

No. Most NRI purchases can be completed without the buyer flying down, using a registered power of attorney for signing and registration. Can NRIs get a home loan for a property in India?

Yes. Sanction depends on overseas income documentation, employment stability and the property's legal and approval status, so it is worth getting a pre-approval in principle before committing to a booking amount.

What legal checks should be done before buying property in Bangalore?

At minimum: mother deed and title chain, encumbrance certificate, approved plan and commencement certificate, RERA registration, khata and tax receipts, and — for apartments — the sale agreement and construction agreement read together rather than separately. Should I buy a pre-launch or a ready-to-move property in Bangalore?

Ready-to-move removes that uncertainty but is priced accordingly and offers less inventory to choose from. The deciding factors are the builder's delivery record, whether the buyer needs the home on a fixed date, and whether the discount genuinely compensates for the years of waiting.

Is a lake-facing property in Bangalore worth the premium?

Often, but not automatically. A genuine, protected water view with a rejuvenated lake and good schools nearby tends to hold value and let out faster, because that inventory is limited within any project. A view over a lake that is untreated, or one that a future tower can block, does not. How long does buying a property in Bangalore take from start to registration?

NRI purchases can run longer where a power of attorney has to be executed and attested overseas, so starting that document early is usually what shortens the overall timeline.

Is the price the same if I buy through SettyEstates or directly from the builder?

Yes — you are quoted the developer's own price per square foot either way, and you pay SettyEstates no brokerage on the purchase.
